The construction sector has been involved in rapid developments in recent years, dominated by permits for housing, which are mainly concentrated in Tirana, but other non-residential facilities have an interesting distribution. Korça has become one of the main destinations for domestic tourism in recent years, so much so that for religious occasions, especially at the end of the year, you need to make a reservation several months in advance. High tourism flows have increased the need for the construction of hotels in this region, which offers year-round tourism services. As a result of positive developments in tourism and agriculture, last year Korça ranked with the highest consumption per family after Tirana.

Household expenses in Korça have grown at the fastest rates compared to other districts. The reason for this increase is a regional economic model that the city municipality has undertaken over the years to develop tourism in an organized manner.

During the 2018-2021 timeframe, a total of 4,645 construction permits for new buildings were approved, an average of about 1,161 permits approved each year. According to the regions, the highest number of construction permits approved in this four-year period is in Tirana with 1,490 permits or 32.1% of the total number of permits approved at the country level.

The request for a construction permit for residential buildings dominates compared to the requests for other buildings such as: hotels and similar, offices, industrial, commercial or other. Approved permits for residential buildings in 2018-2021 account for 69.6% of the total number of permits, while construction permits approved for other buildings account for 30.4% of this indicator.

During the years 2018-2021, about 71.4% of the area of construction permits approved for new buildings is concentrated in the district of Tirana, while the district of Dibër has the lowest value of this indicator with about 0.4%. The average area of a construction permit referred to the same time period is about 1,591 square meters.

The number of construction permits approved for "Office buildings" in 2021 marked a decrease of 25.0%, compared to 2020.

During 2021, the District of Tirana recorded the highest annual increase in the number of approved permits for "Commercial Buildings" with 85.7%. The counties of Fier and Durrës are presented with the highest number of approved permits for "Other Buildings" with respectively 23 and 17 approved permits in total, or about 45.5% of the approved permits of this indicator in Albania during the year 2021./ Monitor
