Under the auspices of the Manchester City academy, the Albanian Investment Corporation will grant a private company (with a concession) an area of ??20.7 hectares in the Spitalla area of ??Durrës.

In parallel with the football field project, it has been decided to build several tennis and basketball courts on this area, but the focus from what can be read in the documents is the construction of bars, restaurants or even shops.

The entire basketball and tennis campus will be managed by the private sector for 15 years, and even the profits will be kept by the private sector, with the entire area being transformed into a huge shopping center.

According to documents researched by VoxNews, the Foundation aims to find a private partner for the implementation of the project "Design, construction and development of the Durrës Sports Center, for tennis and basketball sports."

"The selected partner will engage in the financing, construction and development of sports infrastructure, guaranteeing the quality and standards required for a top-level center and in accordance with contractual obligations," the documents state.

According to her, the private partner will have the opportunity to benefit from the income generated from the operation of the complex for a specified period, actively participating in the development of one of the most ambitious sports projects in the region.

But what will happen in that place?

The documents state that there will be a minimum of 12 tennis courts with official dimensions (ITF rules and regulations), with lighting and a minimum of 30% of their surface area is clay. There will be 6 padel courts with official dimensions, there will be a swimming pool for camp activities or even 1 multi-sports court.

It is learned that there will be a reception and offices, a 1,000 square meter cafe and restaurant, a 2,500 m2 fitness area or even a 500 m2 wellness area. There will also be changing rooms or even a 500 m2 store.

It is more like a large shopping mall, in the form of a sports complex, or even organizing camps for children or adults.

The documents state that the procedure aims to select a private partner for the construction and development of the Tennis Center and Sports Environment for the Basketball Academy within the Sports Center of the "Dyrrah City Football Academy" Foundation in Durrës.

"The private partner will undertake the financing and construction of the sports infrastructure of the project. The financing of the project and its implementation will be carried out entirely by the private partner, ensuring its completion according to the terms of the partnership contract. The private partner, in exchange for financing the Project, will benefit from income for a period (operating) not longer than 180 months (15 years), from sports activities, events and services provided within these spaces. The percentage of income will be negotiated between the parties," the documents state.

It is learned that the location of the Dyrrah City Sports Centre is in the Spitalla area, adjacent to the "Aleksandër Moisiu" University block of Durrës.

The corporation has also provided information on the property, specifying that the properties in that area have been transferred to the administration of the Durrës Football Academy. The total area of ??the property is 207,470 m2, or 20.7 hectares or 207 dunyas.

Meanwhile, the area for the project will be 80,000 m2, where the entire project will be located at the address "Miqësia" Street, Hospital in Durrës.
