According to data from Numbeo, the real estate market in Albania shows a large variability in prices per square meter in the centers of the districts. With an average price of 2,600 euros per m² in the city center, Tirana continues to remain the most expensive to invest in real estate.

Population growth and continuous urban development have fueled ever-increasing demand, making the capital a preferred destination for investors and buyers. Durrës and Vlora, as two coastal cities, in which the tourism sector is more developed compared to other countries, share the same price of 1400 euros per m².

Both cities, favored by the geographical position as well as by the high number of tourists who come to visit and why not invest, have brought an increase in apartment costs. Compared to the capital, cities such as Korça, Shkodra and Fieri offer cheaper prices for buyers.

950, 1000 and 900 euros, respectively. These cities have a rich history and culture, and the benefits of living in quieter areas are making investment in these regions increasingly attractive.

Northern cities such as Kukësi and Lezha have lower prices, respectively 750 and 650 euros per m². At the very end is the City of Elbasan, where the average price according to Numbeo is around 600 eruos.

Even from the numerous announcements for the sale of apartments in different cities of the country, the average price per square meter is close to those of the numbeo platform, where in the capital in some cases it goes over 3 thousand euros or in the coastal areas which are being preferred more and more to invest.
