Apartments in Albania have become significantly more expensive this year.
According to an analysis by the Bank of Albania on the real estate market, in the period January-June 2025, apartment prices increased by an average of 41.7% compared to the same period a year earlier.
In the capital, the growth has been more moderate, marking an increase of 32%, while the highest prices have been recorded along the coastal areas, which according to the report have even exceeded the level of Tirana.
Although construction area has suffered a slight decline, demand for housing has remained stable.
The Bank of Albania emphasizes that the number of unsold properties has decreased significantly, but the average sale time has been extended due to market developments.
The main source of financing for the purchase of apartments continues to be bank loans.
Meanwhile, in recent years a significant portion of transactions in the real estate market are carried out by foreigners and the Albanian diaspora.
