Why did the first two buildings of the 2 billion euro project in Durrës "sink"?

The 28 and 18 cm subsidence suffered by two multi-storey residential and service buildings in the "Durrës Marina" project is now an officially accepted fact.

Two days ago, IKMT issued an official statement, admitting that after inspections to verify the situation on the ground, it resulted that building 02, with 8 floors above ground and 1 floor underground, had sunk 28 cm and building 04 with 10 floors above ground and 1 floor underground had sunk 18 cm.

But why did the demolition of the first 2 buildings of the 2 billion euro project happen?

"DurrësLajm" spoke with experts in the field of construction, who off camera point the finger at the faulty design of the base of the two buildings, or what is otherwise known as the foundation base.

Because the subsoil in the area where the project is currently being developed and where the first two buildings have been erected is composed of sand and organic supports such as seaweed, etc., the foundation is not very stable. In such terrain, reinforcing the base of the foundation with inclined piles is necessary.

It seems that exactly this was overlooked during the design and construction of the first two buildings and the consequences are what is already known, the significant reduction of the two buildings.

The purchases of the first 110 apartments were made at an open auction on December 8, 2022. At that time, interested parties bought air, as construction permits for the buildings had not even been approved by the National Council for Territory and Water.

But will these buildings be safe for their future residents?

According to experts, everything will depend on the reinforcement project that will be presented to receive the technical approval of responsible institutions such as the Construction Institute, etc.

If the reinforcement project does not receive approval from the legal authorities responsible for ensuring compliance with the technical conditions of planning and implementation of construction works, the fate of the two buildings will remain unclear.

How safe the buyers of these apartments will feel remains to be seen.

"Durrës Marina sha", the company that is managing the strategic project of the yacht marina in Durrës, according to data from the balance sheet, has collected around 42 million euros from customers in the period 2023-2024, mainly from the sale of "air" apartments.

According to the new reference prices (cadastral zone no. 13 = 200,000 lekë), this area is the most expensive in Durrës. From 1700-1800 euros, which a square meter was sold for in the December 2022 auction, it has now reached up to 3000 euros/m2 in other buildings put up for sale by the company itself.

But the question that arises after this first scandal is: Are we buying security and luxury, or are we buying dangerous real estate?!
