"AJMAN PARK" Resort located in Xhafzotaj, Durrës, has been seized by SPAK as part of the operation to crack down on the criminal organization of international narcotics trafficking, led by Franc Gergely alias Franc Çopja and the brothers Ervis and Ardian Çela.

"AJMAN PARK" Resort is owned by citizen Fadil Balla alias Julian (Jul) Balla, who is suspected of being part of a criminal organization and is one of those declared wanted by the Special Prosecutor's Office.

It is suspected that the giant resort built in Xhafzotaj, Durrës, is a business profited from drug money.

"AJMAN PARK" Resort we have often seen being advertised by national televisions and public figures, as one of the wonders of Albanian investments.

The owner of "AJMAN PARK" Resort Fadil Balla alias Julian (Jul) Balla, is also the president of the football club of Erzen i Shijak, which two years ago he played in the Superior Category.

Properties seized by SPAK:

With the decision no. 543 dated 07.08.2025, the Special Court has decided the preventive seizure of a total of 14 assets of various types worth several million euros, including resorts, villas, apartments, land, vehicles and quotas in society, in the name of the persons under investigation as follows:

Tourism Resorts:

"A..... PARK" Resort which includes hotels, service buildings, restaurant and commercial premises, Xhafzotaj, Durrës.

Villas and apartments:

Two-storey villa type "ELYSIAN", on the coast of Dhermi, municipality of Himara (total area about 378.2 m²), with a market value of approximately 1,000,000 Euros.

Villa ordered on 06.11.2024, in Tirana.

Land, land and buildings:

Land and buildings in Tirana, Sharra.

Assets (with temporary registration status).

Property no. 349/45 in co-ownership.

Arable land with an area of 5900 m², Sharra, Tirana.

Quotas and shares in commercial companies:

Quotas/shares in commercial companies, Kavaja.

Commercial company, Durrës.

Commercial company, Rrogozhina.

Commercial company, Durrës.

Vehicles:

Three vehicles.

Seizures during the execution of control decisions:

over 111 800 euros in cash;

4000 USD

880.000 ALL
