The price of agricultural land in Tirana's villages is 70 times more expensive than in Europe.

If in Farka about 3 years ago agricultural land was sold at a price of 50 euros per square meter, currently the price has reached from 70 euros to 100 euros per square meter.

According to market data, the price of land has doubled. In other suburbs of Tirana, according to real estate agents, such as the villages of Mullet or Ndroq, the price of agricultural land is over 50 euros per square meter.

If 1 hectare (ha) of land were to be purchased in these areas, the value would cost from 500 thousand to 700 thousand euros up to a maximum value of 1 million euros in Farka.

According to Stela Dhami from “Colliers International Albania”, the significant increase in agricultural land prices is because most of it is used for construction, and there are no more free green spaces in these areas. Ms. Dhami underlines that even the owners themselves are not interested in reducing the selling price of agricultural land, and many of them prefer to manage agricultural land in a “smart” way.

Compared to European Union countries, agricultural land prices in the outskirts of Tirana are many times more expensive.

In EU countries, according to Eurostat data, the average price of agricultural land for 2024 reached 15,224 euros per hectare or about 1.5 euros per square meter. Compared to 2023, the selling price for agricultural land in the EU increased by 6.1% (from 1.4 euros per square meter to 1.5 euros per square meter).

According to available data, the countries with the highest average price per hectare of agricultural land are Malta with 201,263 euros, followed by the Netherlands with 96,608 euros and Portugal with 76,556 euros. Meanwhile, the lowest prices were recorded in Latvia (4,825 euros), Lithuania (5,590 euros) and Slovakia (5,823 euros).

According to detailed tables published by Eurostat, after Malta, one of the most expensive areas for agricultural land is Flevoland in the Netherlands. The price of agricultural land in this area in 2024 reached 187 thousand euros per hectare.

Flevoland is a major agricultural area with young, very fertile and paved land close to the sea, and this makes the price of land there very high compared to the rest of the Netherlands.

High sales prices are also offered in the Canary Islands of Spain, the price has reached 148 thousand euros per hectare, according to Eurostat data for 2024.

In the countries of the region, agricultural land prices are lower. In Thessaloniki, Greece, the price of agricultural land is 14,600 euros per hectare or about 1.5 euros per square meter. /Monitor.al
