Another controversial project is underway in the historic center of Durrës, very close to cultural monuments. The government has granted a super permit to build not one but four towers next to each other, the tallest of which will be 30 stories high.

A huge paradox, since on the one hand history is promoted and on the other hand this history is concreted, by building multi-story buildings on top of it, without any urban plan. In fact, if you look at the project visually, it looks like a bunch of buildings next to each other, which apart from the builders do not even serve the entire community.

VoxNews has researched the permit recently released by the Territorial Development Agency, which shows a large concrete "mountain", very close to the center, or even adjacent to cultural monuments.

The documents state that the development permit has been approved for the "Durrësi Tower, a residential and service building with 8, 17, 24 and 30 floors above ground and 3 floors underground, located in the Municipality of Durrës, with the developer being the company 'T & xh' sh.pk," the documents state.

VoxNews has learned that the same firm has won millions of euros from tenders, mainly from the Albanian Development Fund, and this money appears to be being invested in construction, in high-rise towers.

The documents state that the study area is located in Durrës, in the Marina area, in a strategic position between the Port and Liria Square, along the main urban axis, Egnatia Street. “This location makes the site an important connecting point between the historic core and the maritime space, giving the project a prominent role in the city structure. The square is integrated into a dense urban structure, in the second plan of buildings visible from the port,” the documents state.

According to her, the planned intervention is not only functional, but aims to create a new architectural and urban reference point. "The project will generate a new identity, strengthen the spatial hierarchies and connection between the port. The land on which the project will be implemented has a total area of ??1,429.95 m², which will be used entirely for development," the document continues.

According to her, the maximum height of the structure, measured from the level of the settlement quota, is 110 m, while the number of floors above ground varies from 8-17-24-30 floors, depending on the section of the building. The number of floors below ground is 3, intended mainly for parking.

The towers will be extremely tall, while to ensure vertical connectivity and internal circulation, the building has been equipped with an integrated communication system that includes 5 high-speed elevators and two staircases to the underground floors.

The ground floor has an area of ??774.6 m2 and is conceived as an area with a public and commercial character, where spaces for shops, bars, restaurants and other services are planned, which will significantly contribute to the revitalization of urban life around the building.

"This approach allows the building to not only function as an isolated residential or service unit, but to become a vibrant node of the local community. From a dimensional point of view, the total height of the building reaches up to 30 floors, meeting the investor's space requirements and guaranteeing an appropriate density for the site. The division of the project into four separate volumes is a volumetric choice that gives the ensemble visual flexibility and a unique identity," the documents state.
