Apartments in Tirana with the highest prices in the region

The center of Tirana enjoys the most expensive housing prices compared to other capitals of the Balkan countries with a price of 2,545 euros per square meter.

According to "NUMBEO", which measures prices for consumer products, but also for those of services, only Belgrade enjoys a higher value in terms of apartment prices.

The capital of North Macedonia, Skopje, appears as the place with the lowest price, around 1900 euros, to continue with Pristina, Podgorica and others. For years now, Tirana, as a city overpopulated by Albanians and not only, has known constant growth in terms of housing prices, where depending on the area, the value of the apartments is also "stamped".

The increase in construction costs, migration or urbanization and tax increases are some of the main factors that are expected to set new records throughout 2024, for the price of housing with an increase that is expected to go up to 20% more expensive than last year .

The data published by the Bank of Albania show that the real estate sector was the market where the largest amount of money was invested compared to other sectors. During the fourth quarter of last year, about 103.18 million euros were invested in the real estate sector, with a total value during the year 2023 of approximately 325.45 million euros.
