Apartment prices in Tirana have opened a discussion for economic experts and agents, but also residents. The main question is what will happen to property values ??in Albania, whether they will increase or decrease.
According to real estate agents and experts, there will be a drop in prices in the coming years. Real estate agent Armand Shkëmbi, invited to the show "Opinion" on Tv Klan, said that 10 thousand apartments in Tirana will be put up for sale. The agent stated that the year 2026 will be difficult for the real estate market.
Shkëmbi: 2026 will be a difficult year for the real estate market. Seven thousand to 10 thousand properties will go up for sale starting in January 2026, which will put the apartments that are for sale in difficulty. They go up because the owners have been waiting to pay less taxes, so they can go on the market and sell them.
On the other hand, economic expert Klodian Muço states that housing prices will fall in 2027. This is because, according to him, the country will take measures to channel money into the banking system, since those who buy apartments today for 4 thousand, 5 thousand or 2 thousand are not ordinary citizens and are bought with cash earned from the informal economy, such as from corruption, crime or evasion, and this will curb the increase in apartment prices.
Expert Klodian Muço: Prices will fall in Tirana, not on the coast. In 2027, there is talk that the country will take measures to channel money into banking channels. Meanwhile, for real estate agent Ilda Zaloshnja, the price varies according to the areas in the capital. She says that everyone aims for the center, but they can look at the market in the suburbs, reasoning that Albanians go out in cars and to buy bread.

Zaloshnja was opposed by Barbara Doda, who also presented prices in the suburban areas of Tirana.
