The number of individuals who had bank loans fell last year. According to data from the Bank of Albania, the number of borrowers in the family segment (individuals) was slightly more than 324 thousand. Compared to 2021, the number of borrowers decreased by 4.8% compared to the previous year.
The total number of borrowers continues to be dominated by male borrowers, with approximately 57% of the total. Their weight has remained almost unchanged compared to a year ago.
Parallel to the decrease in the number of borrowers, there was also a decrease in the number of loan accounts. Always referring to the statistics of the Bank of Albania, the number of borrower accounts (loans) at the end of 2022 reached approximately 384 thousand, down by 4.2% compared to the previous year.
Statistics show that in value, the loan portfolio for individuals of the banking sector increased by 12% during 2022. But, on the other hand, the number of loans and borrowers has not increased, on the contrary, it has decreased significantly compared to a year ago.
This shows that the increase in lending to the economy, at least in the segment of individuals, has come mainly from the increase in the average amount of loans and not from the increase in the number of Albanians who have loans in the bank. Considering the structure of lending to individuals, which is mainly dominated by credit for the purchase of real estate, it can be concluded that the increase in credit in the last two years has come mainly from the increase in real estate prices.
According to the Fischer housing price index, which is calculated by the Bank of Albania, the average price of housing sold during the second 6 months of 2022 has resulted in an increase of 16.6% compared to the same period a year ago.
Also, the increase in the loan portfolio, in parallel with the decrease in the number of loans and borrowers, shows that a growing number of Albanian individuals are taking more than one loan. This proves an increase in the tendency of existing borrowers to take new loans in order to invest in real estate, seeing the rapid increase in prices in recent years. These data imply a greater debt load for existing borrowers and a weak expansion of the borrower base in the banking sector.
The comparative figures of the International Monetary Fund (IMF) showed that for 2021 the number of borrowers from the banking sector in Albania was less than 154 for every 1000 thousand adults (or about 15.4%). For this indicator, Albania ranks second from the bottom in the region, leaving behind only Kosovo, where the number of borrowers in relation to the adult population is approximately 13%. For other countries in the region, the commitment of the population to loans from the banking sector is much higher. This ratio starts from 34% in the case of North Macedonia, up to 55.5% in the case of Serbia.
