Despite the increase in the number of foreign tourist arrivals in Albania, the summer tourist season on the coast is not reflecting expectations. Foreign tourists are not preferring classic beach holidays, but low-cost exploration. This has led to a lack of influx in hotels during the week, with greater frequency only on weekends, forcing many hotel structures to reduce prices by 10–25% and intensify online advertising.
At least this is the conclusion that "Monitor.al" reaches after contacting tour operators, hotel structures, and comparing data on the Booking and Airbnb platforms to see prices this season, taking the lowest and highest average prices for a formally registered and categorized accommodation structure.
According to the data of the article published this Sunday, August 10, the main reasons for the decline in demand for coastal holidays are: The lack of tourists from Kosovo (especially the middle class), due to visa liberalization and the depreciation of the euro; The departure of Albanian vacationers towards more economical destinations abroad; The changing profile of the foreign tourist, who seeks different experiences, not just the beach; The entry into the market of new accommodation structures that have increased competition and reduced prices.
Situation by area:
Ksamili & Saranda: Price reduction of 10–25% due to lack of reservations and increase in apartments for rent.
Borshi & Qeparoi: The only ones with price increases due to high demand.
Vlora & Himara: Reflection of competition with significant price reductions of up to 50% in the upper average.
Durrës & Golemi: They hold up better, with a good price/service ratio and a focus on organized tourism.
Velipoja & Shëngjini: Supported by "patriotic tourism" (Kosovo). Prices remain economical, but the expensive segment has been added with slight price increases.
