Housing price increase in Tirana curbed

For the first time in three decades, Tirana did not lead the increase in housing prices in the country. Data reported by the Bank of Albania in the financial stability report for the second half of 2025 show a slowdown in price growth in the capital.

The Bank of Albania says in the report that housing prices in the second half of 2025 nationwide increased by 11.7 percent, led by demand for coastal housing, while in Tirana the growth was almost zero, remaining at the levels of the January-June 2025 period.

The same report notes that compared to 2024, the increase in housing prices nationwide was 28 percent, while in Tirana prices increased by only 4.4 percent, or almost 7 times less than the rate of their increase nationwide.

The main contribution to the increase in value was made by coastal areas. Real estate agencies and market experts estimate that the government's review of reference prices nationwide, with the exception of coastal areas, also had an impact on the increase in prices.

The bank's report highlights that although construction area increased over the past year, the share of bank loans for housing did not increase significantly, suggesting that most construction permits over the past year were granted for business activities, mainly hospitality and services.
