BoA: Rents are getting more expensive, long-term apartments are lacking

Finding a long-term rental apartment is becoming increasingly difficult. The Bank of Albania notes that demand for rentals has increased and prices have risen, especially in Tirana and coastal areas.

For experts, one of the main factors remains the orientation of owners towards daily rentals for tourists.

According to the Bank of Albania, the housing price index last year increased by 41.7% nationwide and by 32.6% in Tirana, compared to the previous year.

The bank also notes that rental prices have continued to increase during 2026.

The data also shows a strong increase in market activity. During the first half of 2025 alone, 1,959 properties were reported sold, up from 863 a year earlier.

Experts warn that with the increase in tourism and the shift of apartments towards short-term platforms, pressure on the rental market is expected to continue.
