SECRET Deal in Belgrade/ Kushner, Trump and Alabbar join forces for $500 million

An unusual development has come to light: the Serbian government has created a joint venture with the property development company owned by Jared Kushner, Donald Trump's son-in-law, to build a hotel complex in the heart of Belgrade.

The agreement gives Serbia until next May to demolish existing buildings in the area, an ultimatum that has already sparked suspicions and protests.

Independent Serbian magazine Radar published documents that appear to belong to a 2024 investment agreement.

According to them, Kushner's company, Atlantic Incubation Partners LLC, owns 77.5% of the venture, while the Serbian state only 22.5%. The government has not disputed the authenticity of these documents, although the agreement, signed in February 2024, was kept out of the public eye until a few days ago.

The venture aims to rebuild the complex that was once the headquarters of the Serbian armed forces, a symbolic site bombed by NATO in 1999. The publication of the agreement sparked anger and protests in central Belgrade, with criticism that a part of history is being hidden in silence.

Last week, the Serbian parliament passed a special law declaring the project “important for the Republic of Serbia,” allowing the government to bypass regulatory controls that had previously held up its progress. Investigations had been opened over suspicions that documents stripping the complex of its protected cultural status may have been forged.

The documents published by Radar underline that Serbia has an obligation to remove any cultural protections of the country and complete the demolition of the buildings “in a manner satisfactory” to Kushner’s company. If the May 2025 deadline is not met, the US side can unilaterally terminate the contract and demand significant compensation.

The agreement also provides for a free lease of the land for 99 years, with the possibility of it being converted into full ownership, a detail that has further raised doubts about the behind-the-scenes nature of the project.

The new law has reignited a year of student protests denouncing corruption. This week, demonstrators drew a red line around the military complex, warning that they would not allow the sale of the land where hotels, apartments and a museum complex are planned.

Besides the symbolism of NATO bombings, the site has special cultural weight as the only work in Belgrade by the Yugoslav modernist architect, Nikola Dobrović.

The swift approval of the law paving the way for Kushner's project comes as Aleksandar Vučić's government seeks to improve relations with Donald Trump's circle, following US sanctions on the state-owned oil company NIS, which has Russian giants Gazprom and Gazprom Neft as majority shareholders.

According to Radar's report, Kushner's project envisages the construction of three towers, with a total maximum internal area of 280,000 gross square meters, of which 187,000 square meters will be intended for residential use, 8,500 square meters for the hotel, a museum will occupy 3,000 square meters, a commercial area will extend to 7,500 square meters and a parking lot will occupy 74,000 square meters.

In implementing the project, Affinity Global Development is collaborating with the Trump Organization conglomerate owned by Donald Trump and the Eagle Hills real estate investment firm of Arab businessman Mohamed Ali Alabbar, according to information on the Trump Belgrade website.

The $500 million luxury complex will include a grand hotel, luxury apartments, office space and shops. Authorities say Kushner's company has also promised to build a memorial complex for the victims of the NATO bombing.
