Building permits have returned to growth in the first quarter of the year by about 2.6%, compared to the last quarter of last year, but are about 27.5% less than in the same period a year ago. In the first quarter of 2024, a total of 311 construction permits for new buildings were approved, from 429 permits approved in the first quarter of 2023.

On the other hand, the area of ​​construction permits remains lower in both cases, that is, even if we compare it on a quarterly basis, but also on an annual basis. The area of ​​construction permits approved for new buildings in the first quarter of 2024 is 357,585 square meters, from 415,842 square meters approved in the first quarter of 2023, marking a decrease of 14.0%.

But the trend in the capital seems different from the general one. According to the data of the "Institute of Statistics", the number of building permits in Tirana has increased by 38%, compared to the first quarter of last year, and by 16% compared to the previous quarter, i.e. the fourth quarter of 2023.

But what are the other counties that have seen growth in the span of a year?

In addition to Tirana, Elbasan, Gjirokastra and Vlora also show an increase in the number of building permits, compared to the first quarter of 2023.

Meanwhile, compared to the fourth quarter, it seems that it is the same districts that have recorded an increase, but in this case Gjirokastra has been replaced by Korça.

Among other things, the figures show that the approximate value of construction permits is also decreasing. In the first quarter of 2024, the approximate value of construction permits approved for buildings and engineering works is ALL 13.6 billion, from ALL 21 billion approved in the first quarter of 2023, marking a decrease of 35.0%.
