
Which are the cities where the short-term rental business is most developed? How much is earned from renting by months and days and long-term? Is it worth buying an apartment to rent it out? Why the greatest advantage is on the coast and not in the capital.
The short-term rental map in Albania is expanding beyond traditional destinations.
Tirana remains the most stable market throughout the year, supported by business trips, events, family visits and short stays of tourists entering or leaving the country.
On the coast, revenues are more concentrated in the season, but the potential for higher rates is also greater. Durrës benefits from its proximity to Tirana and a relatively long season, while Vlora, Saranda and Ksamil rely on strong summer flows.
In these areas, a large portion of annual income can be realized within a few months.
Historical cities, such as Berat and Gjirokastra, have a different profile. Demand is more related to cultural tours, short stays, and foreign travelers moving on itineraries within the country.
Korça attracts visitors on weekends, during holidays and in the winter season, while Shkodra is benefiting from the growth of nature tourism, its connection to the Alps and its position as a starting point for trips to the North.
This diversity has created different business models. Some owners rent out vacant apartments, others have purchased properties specifically for this activity, while the number of operators who take long-term rental apartments and re-enter the market as daily accommodation has also increased.
Profitability, however, does not depend solely on the city. Location within it, proximity to the beach or center, property quality, ratings on platforms, and the ability to maintain high occupancy throughout the season have become as important as the destination itself.
According to data from AirDNA, the analytical unit of the Airbnb rental platform, made available to "Monitor", of the 27.7 thousand residential units that were listed for rent for the first 6 months of the year, the majority of them, about 37%, were in the Vlora-Saranda segment, with 10.2 thousand units.
In second place is Tirana, with 20%, or 5.5 thousand apartments. Third place is occupied by Durrës, together with Golem, with about 20% (4.5 thousand units in Durrës and 1.5 thousand in Golem).
In fourth place is Shkodra, which is becoming an ever-growing destination, with 1.4 thousand apartments being rented out daily on average in January-June, or almost 5% of the total.
